Sash Windows Repair and Replacement

Older sash windows can be plagued by a variety of issues, including draughts rattles, and poor insulation. A little bit of care can often restore them to a top level of performance.

First, knock off the seal on the paint of the window stop with an utility knife. Then remove the staff bead and remove the upper sash, taking off chains or cords and storing the hardware in a labeled bag.

Sealing

A common problem is a gap between the top of the sash and the jamb frame or the bottom of the sash and the sill. This can lead to the leaking of moisture, rotting of the wood, and mould growth. The gap can be filled with silicone or polyurethane caulking or foam sealant.

Installing a new sash runner, or spring bronze may be necessary in the event that a gap blocks windows from closing and opening easily. These strips of bronze are stapled or nailed to the lower sash edges to stop sideways rattling. They can be bought at DIY stores. Tubular weather-stripping made of vinyl is a different option but it can rip, and it can detract from the appearance of windows.

When replacing sash runners it is essential to measure the entire width of the window opening. It is best to take measurements from the top of the sash to the horizontal centerline of the rail that connects it and from the bottom of the sash to the sill. These measurements can be incorporated into the new runners, which will ensure a perfect fitting and better operation of the window.

In older structures there is a larger gap between the sash and the frame around the leading edge. It is possible to draught proof by a self-adhesive V-strips, but it is essential to take this into consideration when measuring and cutting the material.

A piece of material should be cut to the length of the sash. There should be an extra inch each side to allow to allow movement. The strip should be cut to a square shape and then positioned in a way that the ends are matched to the angle of the window sill. Use stainless steel screws since brass may be rusty. Also, make sure you use high-quality silicone or polyurethane glue.
