When It's Time to Repair Windows

Leaking Windows

Rain or wind can cause damage to the support of a single piece or small group, leaving cracks in the window. You can repair the majority of these brittle or rotting components.

First employ a rag to clean the affected areas. Make use of a cleaner based on ammonia that does not leave traces. Then, remove any loose or rotting parts and use an exacta-knife to trim the intersections between the horizontal and vertical painted window muntins. After you've cut the intersections, tape off the lower portion of the window frame using painter's tape. Apply a thick coat of white paint to the areas that you lightly painted in the first stroke. Let the paint dry completely before removing the tape and applying a new coat.

If you're experiencing an even more serious issue like a crack that forms an hourglass-like shape in the middle of the window, it's better to replace the sash. In such cases you'll need to search for a replacement that is similar to the window that is in place in terms of style and size.

If you want to save money you can install an attached grid window. These windows come with a complete pane of glass, with a series of muntins glued to the surface which gives them a split appearance. These windows are not as energy-efficient as traditional ones.

Installing a drip cap will prevent water from leaking into the window frame. You can purchase a range of these drip caps made of aluminum at many home centers for repairman less than $20. They are much simpler to install than replacement window sashes and provide the same functionality as a genuine mullion or a muntin.

Broken Sashes & Frames

A damaged window sash is an obvious indication that it's time to seek some help. If not taken care of, a damaged sash could cause water leaks, wood rot and more serious problems with the frame and repairman sill. If you've got a damaged sill, you must replace it as soon as possible to ensure that your window is properly sealed and operating.

Often, the issue is caused by worn or improperly installed sash cords. Fortunately, replacing them is quite simple and can be done in most double-hung windows. You'll first need to remove the tabs of metal that hold the sash. Push up on the opposite side of the sash (it doesn't really matter which side) and then pull it towards the opposite side in order to pull it out. To reach the cords for the sash, you'll have to remove with care the strip that separates the sash.

It's important that you compare the metal tabs of the old sash to those of the new one. If they're different, it will be hard to place the new one into its slot and affect how the sash operates. This can be easily fixed by placing the tabs at the correct positions on your new window.

In addition to the sashes, you'll have to examine the frame of your windows for damage or rot. It's a good idea to do this regularly as the wood shrinks and gets worn down over time, especially with exposure to the elements. If you notice any visible damage it should be addressed as soon as possible to prevent an even bigger issue from arising.

If your window frames have begun to deteriorate they can be treated with a homemade preserver made with half mineral spirits and boiling in linseed. After the treatment has dried for two full days, you can re-finish your frames using a high quality latex paint. A fresh coat of paint can protect your window from the elements, too.
